Most of our projects are owned by us completely including the land.
We are also open to Joint Developments with Land Owners.
We are open to Joint Developments with Land Owners for both Apartment projects as well as Sites /Layout /Enclave projects.
Minimum size for
a. Apartments = 10,000 sft
b. Enclaves = 10 Acres
The biggest comfort factor for land owners with us will be our Honesty & Integrity.
Turnkey Project Management:
Some land owners would not like to either sell their land or get into Joint Developments. The primary reasons are loosing out on land appreciation by selling the land or getting into hassles with the developer to develop the land.
The next option would be to develop the land themselves.
Today Property development is one of the most complicated businesses in this country. Every state & Every city has different set of rules. Adding to this we have highly complex taxation laws. To top these we have Planning / New age Marketing/ Liaison and HR among many other issues to handle. A new entrant would definitely be very skeptical about these.
Looking at this we decided to add another vertical to our business that is Turnkey Project Management. Here the land owner will own the land, invest his funds and develop the project either in his / her brand name or our brand name. Our role here would be to manage the project from scratch to the finish , including managing Marketing & Sales and hand over the project to the developer for a percentage of the total cost.
In this web site the main focus has been our property development business. But we also felt that we should mention about our root business Coffee Plantation.
Directors are also in the business of Growing Coffee from our plantation named "Galty Estate", located in the popular Dattatreya Peeta (upper Giri) zone of Chikmagalur town, Karnataka state.
